Collins & Associates provides quality Director-only valuation advice and detailed market commentary for individual self storage clients, banks and financial institutions, covering markets throughout provincial and suburban Australasia.

Malcolm Collins has created and maintained relationships with property and credit personnel at major banks around the country for many years and is nominated as a specialist self storage valuation expert on bank panels nationally.

Valuations for first mortgage security, public prospectus, asset value, lending and purchase / sale negotiation purposes regularly form part of the Australasian practice. Well researched and knowledgeable reports provide business background understanding and lend comfort to individuals and institutions utilising this experience.

Collins & Associates maintains an ongoing involvement with the Self Storage Association of Australasia (SSAA) and Malcolm regularly addresses meetings and presents papers concerning industry and valuation matters to Members, banks, financial lending organisations, corporates and institutions.

Experience

  • I have a substantial amount of direct experience valuing facilities and providing consultancy advice to the industry (including to “greenfield” and start-up facilities) nationally for more than 20 years in all States and New Zealand.
  • My valuations and consultancy advice has been undertaken or called upon and utilised for properties that range from small, agent-operated facilities in country towns/provincial centres to major inner city/CBD facilities (in the 50 to 1,000+ unit range), as single operations or as portfolio and institutional assets.
  • My input and advice has included working with many smaller SSAA members and other non-aligned and independent operators to improve their businesses.  (I have also undertaken such work on an industry-wide basis).
  • My work has also included valuations and consultancy for a number of local and interstate owner operators and their bankers, and portfolio appraisal work.
  • I have been a registered valuer for over 35 years.
  • My experience is both broad based and specialised.
  • It has covered all facets of property valuation and consultancy including major portfolio and financial reporting assignments nationally and, in the 1990’s, in South East Asia and China.

Additional and ongoing industry involvement includes:

  • Personal and Service Membership of the SSAA, incorporating my specialist Collins & Associates business.
  • (Previously) Southern Region Representative of the SSAA – I organised the quarterly meetings for this Region, and have maintained an ongoing involvement with the Association, its executive and its interstate representatives since.
    Maintaining a good rapport with many members, operators and the Executive of the SSAA throughout the country, New Zealand and beyond into Asia and Europe.
  • Presenting industry seminars to members regarding general and specific valuation matters, referencing current economic and market conditions, at SSAA quarterly meetings in all States – most recently in Darwin, in June 2012.
  • Attendance at quarterly SSAA meetings in Singapore and Hong Kong in mid-2009 to discuss valuation issues with local owners and operators.
    Guest-speaking at Storage King conferences in each State and nationally for several years.
  • Addressing external enquiries from interested parties, potential investors and developers on a regular basis on behalf of the Association.
    Undertaking consultancy work within the industry for potential owners and/or investors from local areas, interstate and overseas (including America, the UK and New Zealand).
  • I provided expert input into an industry report for a UK merchant bank in 2006 to assist its investment deliberations, when the market was still strong and undergoing significant growth.
  • I write articles for the StorMan Blog, the SSAA Journal and for merchant banking and institutional clients regarding facility and industry operational and finance issues and the general economy.
  • Presentation at and hosting of the “Valuation Round Table” panel discussion and Q & A sessions at SSAA National conferences most years since the late 1990’s, and taking part in Expert Panels at various industry events.
  • I was the valuer – property consultant member of the Development Panel at the October 2010 SSAA Conference in Wellington, NZ.
  • I am on the judging panel for the annual SSAA Facility/Operator/Manger of the Year Awards.
  • I liaise (in an ongoing manner) with particular banks and individual bankers around the country to educate them about the industry, allowing provision of best outcomes for their clients.  Over 17 years this has involved a large amount of time and effort, especially (most recently) in the pre and post-GFC market.
  • I also undertake forensic reviews and provide detailed advice to banking and financial institutional contacts on particular issues that arise over time, on an “as needs” basis.
  • I was most recently quoted in the Australian Property Investor (March 2010).
  • I have addressed the Australian Property Institute (API) in a specialist capacity.
  • I contributed to The Australia and New Zealand Valuation Guidance Note (ANZVGN) 11 – Valuation of Self Storage Facilities, which became effective as at 1 January 2011.
